Booking terms and conditions
Last updated 26 September 2026
These terms apply to every stay booked directly with us through this website, by WhatsApp or by phone. Please read them before you book. By paying your deposit you agree to them.
1. About us
Cornish Coastal is a trading name of Blue Square Property Holdings Ltd, a company registered in England and Wales (company number 06755250), whose registered office is at 3 Douglas Close, Barnet, England, EN4 0AQ ("we", "us"). The company owns the homes marketed on this website unless otherwise stated. Veil House, Camden, is owned by a private owner and managed by us on their behalf; we take and manage bookings for it as the owner's agent. You can contact us on 07958 271177 or by WhatsApp.
2. Making a booking
- When you send a booking request, we hold the week for you while we get in touch. A request is not a confirmed booking.
- We will contact you within 24 hours to confirm the dates, the number of guests, the total price and these terms.
- Your booking is confirmed, and a contract is formed, when we receive your deposit (or full payment) and send you written confirmation by email or WhatsApp.
- If we don't receive the deposit within the time we agree with you, we may release the week.
- The person making the booking must be 18 or over, and is responsible for everyone in their party keeping to these terms.
3. Prices
- Prices are for the whole home for the week (Saturday to Saturday unless agreed), for up to the maximum number of guests shown.
- Prices include fresh linen and towels and cleaning, plus a welcome pack at Amelia's Point, Sebastian's View and Ocean View Apartment. There are no booking or service fees.
- Prices on the website are updated automatically and may change until your booking is confirmed. The price we confirm to you in writing is the price you pay. If we have made an obvious pricing error, we will tell you before you pay.
4. Payment
- A deposit of £500 secures your booking. The deposit is non-refundable, except as set out in section 6.
- The balance is due 8 weeks before your arrival date. If you book within 8 weeks of arrival, the full price is due when you book.
- You can pay by bank transfer or card. We will send payment details when we confirm your booking. We will never ask you to pay anyone other than Blue Square Property Holdings Ltd or Cornish Coastal. If you are asked to pay someone else, please call us first.
- No security (damage) deposit is taken.
- If the balance is not paid on time, we will remind you. If it is still unpaid after that, we may treat the booking as cancelled by you, and section 5 will apply.
5. If you cancel
- Please tell us in writing (email or WhatsApp). Cancellation takes effect on the day we receive it.
- More than 8 weeks before arrival: we keep the £500 deposit and refund anything you have paid above it.
- Within 8 weeks of arrival: no refund is due. If we are able to rebook the week, we will refund what you paid, less the £500 deposit.
- If you want to change your dates, ask us. We will try to help, but changes depend on availability and are at our discretion.
- We strongly recommend taking out travel insurance that covers cancellation when you book.
- Because your booking is for accommodation on specific dates, the 14-day cancellation period under the Consumer Contracts Regulations 2013 does not apply.
6. If we have to cancel or change your booking
- We will only cancel if something outside our control makes the home unavailable or unsafe, such as serious damage, flood, fire or a failure of essential services.
- If we cancel, we will tell you as soon as possible and refund everything you have paid, including the deposit, or offer you another available week or one of our other homes if you prefer.
7. Your stay
- Check-in and checkout times for each home are shown on our website and in your arrival details. Please keep to them, as our cleaners have to prepare the home for the next guests.
- Only the guests named in your booking may stay, and never more than the maximum number for the home, including children. Infants in a travel cot should be mentioned when you book.
- No parties, events or gatherings are allowed.
- Please respect the neighbours and any building rules, especially in apartment buildings, and keep noise down late at night.
- Please leave the home in a clean and tidy condition, with washing-up done and rubbish put in the bins provided.
- We, or someone acting for us, may need to enter the home during your stay in an emergency or for urgent repairs. Where possible we will arrange a time with you first.
- If a party breaks these rules seriously, for example by holding a party, exceeding the maximum number of guests, or behaving in a way that puts people or property at risk, we may ask them to leave without a refund.
8. Pets
Pets are only allowed where the home listing says so: well-behaved dogs are welcome at Ocean View Apartment, and one small dog is welcome at Pine Cottage. Please tell us about your dog when you book. Dogs must not be left alone in the home, and you are responsible for any mess or damage they cause. No pets are allowed at Amelia's Point, Sebastian's View or Veil House.
9. Damage and breakages
Accidents happen, so please tell us about any damage or breakages as soon as possible. You are responsible for loss or damage caused during your stay by you, your party or your pet, beyond normal wear and tear. We will send you evidence and a reasonable cost for the repair or replacement, and ask you to pay it within 14 days.
10. If something is not right
If anything is not as it should be when you arrive, or something stops working, please contact us straight away on 07958 271177 so we can put it right while you are there. It is very hard for us to fix problems we only hear about after you have left.
11. Our liability
- We take care to describe each home accurately and to keep it clean, safe and in good working order.
- We are not responsible for loss of or damage to your belongings or vehicles, or for events outside our control, except where caused by our negligence or breach of these terms.
- Where we are responsible, our liability is limited to the price of your booking.
- Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law, and nothing affects your statutory rights as a consumer.
- Please supervise children at all times, especially near balconies, terraces, stairs, water and the sea.
12. General
- We handle your personal details as described in our privacy policy.
- If any part of these terms is found to be unenforceable, the rest still applies.
- These terms are governed by the law of England and Wales, and disputes will be dealt with by the courts of England and Wales.
